The deposit will be deducted for violations of house rules.

Please let us know your plans before booking, including the number of guests and any visitors, as well as their ages. We have strict restrictions against parties and any commercial activities. Out of respect for our neighbors and to maintain a peaceful community, we kindly ask that guests do not linger or make noise on the street after 10:00 PM and show respect for neighboring properties. We strongly recommend taking the remote with you when going out, as you may not be able to re-enter after 9:30 PM without it.

🍿No visitors other than the number booked, a maximum of 17 people including stayover guests and visitors.
🍿Smoking, drinking, eating are strictly not allowed at swimming pool area.
🍿Please do not bring pets.
🍪Party and event are not allowed. If such activities are reported during your stay, you will be asked to be vacated the property immediately with no refund on your deposit.
🧁The quiet hour is from 10pm to 8am.If there are neighbours' complaints from noise or bad behavior you will be asked to leave immediately with loss of deposit (if paid).
🧁No extra overnight guests or extra visitors on the premises without informing host. Pls contact us for rates and availability.
🍿Smoking is strictly prohibited in property, a $300 extra charge will be incurred.
🍿Please report any damages that occur during your stay.

🧁To ensure a comfortable and safe experience for all guests at the pool, because scattered items can injure other guests in the pool, smoking, drinking and eating are strictly prohibited in the pool area. Violators will face up to $2,000 charge for the complete cleaning of the pool. 

🍿Please note that an additional cleaning fee may apply ($100/hour) if the room is excessively dirty or messy upon check out. Please clean the BBQ immediately after use, as failure to do so may present a significant challenge for our cleaners. This could result in additional cleaning fees, which we may need to charge you. Please take care of your dirty dishes, run dish washer and clean BBQ grill immediately. Please collect all the trash and place it in the bins.  
🍿All appliances, air-conditioner to turn off when no one at home, PLEASE. Pls switch off colored light of swimming pool and lights of garage before bedtime.
🎂Please lock all doors and return driveway remote control into keylock, and scramble it every time.
🍿Please be mindful of the neighbors around you, and don't use speakers at outdoor areas.

For safety reasons, we have cameras and noise decibel monitors in outdoor public areas (cameras are at garage, front yard, pool, lawn, side yard, driveway, noise decibel monitors are at balcony and front yard.). The decibel meter alarm threshold is set at 80 dB, which is equivalent to the noise level of a power drill or a large vacuum cleaner.  We recommend keeping long conversations indoors with the door closed late at night to avoid disturbing our neighbors. This applies throughout the day.

Payment notes: 

More details please refer to payment policies when you make booking. One day prior to your check-in, the system will automatically pre-authorize a $1000 security deposit. After check-out inspection, and without complains or damage, the deposit will be refunded to your original payment method within five days of checkout.  Please ensure sufficient balance is available on your card on the day of pre-authorization to facilitate the process. Failure to provide the deposit will result in an inability to check in.

When the number of guests reaches 12 or more, an additional charge of $40 per person per night will apply. The property can accommodate up to 17 people in total, including visitors. The extra guest fees will either be reflected in the booking price at the time of reservation or deducted directly from the security deposit.

- The bedrooms will be arranged according to the number of guests you provided at the time of booking. 
- If you do need to increase the number of guests, please inform us for availability and rates.
All bedrooms have built-in robes, Sealy mattress (Not sofa bed).
Bedroom 1- one queen bed + bunk bed-for 4 people- ensuite with shower.
Bedroom 2- two single beds, not king anymore-for 2 people
Bedroom 3-one queen bed- for 2 people
Bedroom 4- one single bed+ bunk bed- for 3 people-Ground floor
Bedroom 5 - one queen bed + sofa -The sofa could be converted into two single beds - for 2 or 4 people-Ground floor.
Bedroom 6 -double sofa bed- 2 people

Sofa beds in bedroom 5&6 will be offered when we think it's necessary only, depending on the number of guests.
